Water, water everywhere and hardly a lot to spare.  Water front lots are finite.  Sure, there are many feet of fresh and salt waterfront.  However, the State of Florida has implemented restrictions on development of these lots that make new construction extremely difficult and expensive, especially Gulf frontage.  Building permits are limited.  So, the resale market is brisk and property scarce.  Knowing where to look and knowing the market values is your benefit from the value added by a knowledgeable local REALTOR.
