Can I buy a home already built?

 

New homes in Florida are very much in demand. Few are sold in the finished state unless a buyer can't settle and the builder has a home in inventory. Most new homes in new neighborhoods are built to contract. You select the lot, the floor plan, the flooring, the kitchen features, the bathroom finishes and other options.

How Long Will Construction Take?

The builder will generally deliver a new home in 5 to 10 months depending on the size of the home under construction, availability of building permits and construction materials, financing of your loan and weather.

How Are You Paid?

That's the best news.

The builders pay our fee AND, you receive a rebate equal to one-third of the buyers agent commission back to use for expensive options or upgrades, or to help pay your closing costs.

On a $300,000 base price home, most builders pay us a 3% fee for introducing you to the builder. We rebate a third of that back to you. Bring the Certificate with you when you meet our agent for the first time.

Can I Save More $$$ By Not Using A REALTOR?

 

Many prospective home buyers believe they can save the commission if they see new homes without their REALTOR.  This is simply not how the real world works.


YOUR REALTOR COSTS YOU NOTHING!  Any compensation given to REALTOR is recognized by the builder as a marketing fee and has no impact on your final cost of the home. Builders desire, expect and encourage REALTOR participation.

 

If the builder lowered the price of new homes in a subdivision by the price of a commission he didn’t have to pay, the appraised value of the homes in that subdivision. would then be affected.  No builder will find that acceptable.  Moreover, previous buyers could be very unhappy.

 

When a REALTOR registers a prospect at a new homes subdivision, the REALTOR is paid a commission for that sale.  If you visit the subdivision without your REALTOR, it does not mean the builder will automatically reduce his price by the commission he isn’t paying.  And there’re good reasons for it when you think about it.

 

For example, if you purchased a $200,000 home with me, and the builder has a comparable home next door for $200,000 minus the REALTOR’s commission, say for $194,000, this would have an immediate negative impact not only on your home, but on the value of all the homes the builder is yet to build in the subdivision.

 

In fact, most REALTORS would not advise you to buy in a subdivision where the builder does not protect price ……and therefore your future property value.  Does that make sense to you?
